The Languedoc-Roussillon region has more or less a bit of everything: mountains, rivers, vineyards and mediterranean coastline. This property is all about the last two - sea and wine.
Located in a wine village surrounded by a sea of vines and apricot orchards the property is no more than 5 kms from the interminable sandy beaches of the Mediterranean Sea.
The property is a three-storey town house located in the old wine village of Torreilles, set back about 4 kms from the coast. The house has been totally renovated and refurbished and has been operating as a B&B for a few years. The village is a well-run and lively local authority: there are a number of cafés and restaurants as well as all the necessary shops, doctors and dentists.
The house is more or less split vertically in two: on one side we have the guest lounge on the ground floor and the two guest rooms (both en-suite) on the two floors above. On the other side we have the kitchen on the ground floor and two bedrooms or lounge and bedroom on the floors above.
The guest rooms are spacious (24m²) and equipped with wardrobes, chest-of-drawers and bedside tables. The en-suite bathrooms feature italian-style showers and towel-warmers.
The best period for visiting the property is probably in the off-season, from September onwards.
Contrary to popular opinion, it is not a good idea to buy a property right on the coast in this region. Sure, the summer is fine, hot and crowded with lots of visitors ... but if you're counting on living in the area all year round then you're better off in a real village with real people, services and cultural activities. Many of the mature tourists to the region agree: they prefer the atmosphere in an ancient wine village with cool narrow-streets to that of the concrete shopping mall on the beach. This property is just right for early retirees who want to run a simple B&B mainly to meet people, cover the costs and have a bit of fun at the seaside. By offering a table d'hôte one could even live off the business. At this very competitive price it's well worth visiting.

The Mediterranean coastline from the Rhone delta to the Spanish border is essentially one long strip of sandy beach broken only by the odd lagoon and rocky outcrop as one approaches Spain.
There are some fairly ugly high rise developments here and there but nothing on the scale of the Costa Brava. Traditionally swampy and malaria-ridden, the coastal plains were never really settled and there are very few old villages or even ports. Cap d'Agde, Port la Nouvelle and Sète being the exceptions.
Just above the old 'swamp line' there are a number of old villages which were built with an eye to safety: from marauding pirates, from mosquitos and from sea storms. Near enough to the coast for fishing expeditions they had a hinterland of large expanses of land perfect for vines: Fleury, Salles, Vinassan, Torreilles and so on.
Today, the main attractions of this coast are Gruissan (site of the film "Betty Blue" with its trademark chalets on stilts), the Nature reserves at Ile-Sainte-Lucie and the seaside resort of La Franqui.
Inland there is Narbonne, with its cathedral and Roman remains, an excellent wildlife park at Sigéan, the Château de Salses, the Corbières with its wines and Cathar Chateaux, and, just about everywhere, vines as far as the eye can see. Within a few minutes one has the AOC Côteaux de Languedoc appellation, the AOC La Clape, the AOC Corbières wines and the AOC Roussillon muscats and reds.
