Farmhouse and tree-house business
3 hectares of woodland - pool - outhouses
€695,000 * - ref 206
Deep in the Quercy Blanc - the region between the Lot and Garonne river valleys - this astonishing complex of tree-houses hidden in a century-old oak forest is the work of a young couple who have accomplished their dream.
Monsieur is an artisan of the highest calibre who knows and respects the forest. Each little hobbit-like tree house has been fashioned from local wood and attached to living trees in such a way as to evolve with the tree. Each little dwelling has water, electricity, bathroom and toilet. Some have integrated kitchens, others separate. All have their own private jacuzzi! Above all, they are totally secure and have been certified by the local authority.
For this is what counts: many buyers dream of creating tree-houses but few manage to cross the multitude of administrative hurdles that this entails: health and safety, of course, but also local land-use regulations, water treatment, environmental rules and so on. With this property all this has been done: buyers are getting the finished product without the hassle of four years of admistrative nightmare.
each tree-house has its spa room ... with a view
The property comprises a lovely old Quercy farmhouse (dating back to the 16th century) completely restored with respect to the original architecture, three tree-house complexes (each with bedroom, bathroom, wc, kitchen, terrace and jacuzzi). The biggest complex has two cabins (one for the kids) and the others can accommodate a couple and two children.
Each tree-house complex is a hundred metres or so from the others and cannot be seen. Each has its own septic tank. They are let out all year round and have no trouble finding takers for a January weekend or an August fortnight, such is their unique appeal.
The owners live in their beautifully restored white-stone farmhouse, heated by a specially made wood oven (there is also oil-fired central heating), with three big bedrooms, two bathrooms and a superb open dining/kitchen area with access to a terrace over-looking the wooded estate.
There's a big above-ground pool, a childrens' play area, an orchard and a kitchen garden beside the farmhouse. Further afield, the couple have a tunnel where they grow organic veg for sale locally and a field where they keep goats. The whole estate is dotted with ancient wells indicating that quite a community lived off the land in the past.
Finally, next to the house there is a garage/out-house which the owners have started converting into another house/gite.
This is a unique and unusual property. The tree-houses have been created with style and taste. The importance of the administrative authorisation that goes with the business cannot be over-estimated. The owner's house on its own is a thing of beauty where many a lifestyler would be happy to live - with or without the tree-gites ... and there's potential for expansion. On the revenue side one can get an idea of the income stream: each gite rents for around €175 the night - even in winter.
This is a unique property that will not stay long on the market: contact us today.

Lot & Garonne
South of Bergerac but north of the Garonne valley, this region is one of rolling hills, farmland and forest dotted with hilltop villages. This is where the ancient regions of Perigord and Quercy meet.
The Lot, Dordogne and Garonne rivers are all slow and full at this stage as they near the sea.
The hillsides are covered with vines (the Buzet appellation at Agen is especially good) and plum, apple and pear orchards. Dried plums - pruneaux d'Agen - are a speciality.
Above all visitors adore strolling the the extraordinary 'bastide' villages of the region - 'new towns' built in the 13th et 14th century in an attempt to settle the artisans and peasants - such as Monflanquin, Lauzerte and Monjoi
