This is a delightful gite business located at the northern end of the Lot département - just a few kms south of the Dordogne. It comprises a big family home, two fully-equipped and renovated gites, an excellent pool, outhouses, parking and acres of meadow, veg patch and forest. Just a kilometre or so from the village (bar, restaurant, shop) it is located in a tiny hamlet with a handful of houses. There is no passing traffic.

 

The main house is on three floors: kitchen, living room and dining room on the ground floor, two bedrooms and a bathroom on each of the upper two floors. It looks out on to the courtyard in the front - shared by the two gites - while out back it has its own terrace and open garden, veg patch and chicken run. The rooms are big and square with lots of room. Central-heating is by gas-fired boiler: recently-installed and very efficient ... but hardly used as the wood-burning stoves and inserts are the preferred heating method: there is no shortage of wood.

 

The little gite is adjacent to the main house. It has been created out of an old stone barn and boasts a superb fitted kitchen, downstairs bedroom/lounge suite with bathroom and a huge 'loft' space upstairs with lounge and mezzanine bedroom. There's a balcony and separate entrance at this level. The gite is centrally-heated.

The big gite is in a separate building which forms an L with the main house. This is a spacious, upmarket gite, with five en-suite bedrooms, vast kitchen/dining area with exposed stonework and beams, big outdoor terrace (60m²) for dining and relaxing and another smaller terrace (pictured above). Both these terraces over-look the 8x4 metre pool and the forested countryside beyond. The house is heated by a powerful wood-burning stove and electric heaters if needed. The gite is classified as '4 star' - the highest classification in France.

 

Under the big gite there is a large workshop/storage area which could be used for extra accommodation or activities. There is also a garage which is used for bike storage and repairs.

 

Our opinion: This is the classic lifestyle property with gite business. What makes it special is the high standard of renovation, the secluded location, the views over the oak forest of the Lot and the sense of space that both owners and customers enjoy. We would probably run it a bit differently: the main house has four big bedrooms and would make a very attractive gite. The owners could live in the small gite. Both the big gite and the main house would lend themselves to B&B activity: the big gite is already used in this capacity out of season (as there are 5 ensuite bedrooms - including a disabled-access bedroom) when 'cycling tours' are organised. There is enough going on in this very 'touristy' part of France (Rocamadour, St Cirq-Lapopie, Pech Merle caves, Cahors, Dordogne river canoeing, Dordogne châteaux etc) for both gites to be exploited all year round. Some sort of theme will be needed: cooking, cycling or historical tours all go down well here.

The Lot Valley

 


South-West France is basically a low-lying sun-baked plateau bisected by deep river valleys running off the Massif Central to the Atlantic Ocean: the Tarn, the Aveyron, the Lot and the Dordogne. As elsewhere in France, the départements (or counties) are named after these river valleys and their catchment areas.

 

The Lot valley is in the middle, sheltered and warm, and has long been home to some of the best vineyards of the region. The wealth created from the wine trade has contributed over the centuries to the construction of numerous magnificent chateaux and manor houses throughout the département.

 

Well before this trade, prehistoric man thrived in these valleys, leaving traces in a number of caves . One of the most spectacular caves with rupestrian art is at Pech Merle, in the Lot valley East of Cahors and a few minutes from St-Cirq-Lapopie.
