At the southern tip of Gascony, where the three départements meet - Gers, Haute Garonne and Hautes Pyrénées - there is a little-known Lake District. With the Pyrenean mountain range rising steeply to the South and with forest-clad hillsides surrounding long stretches of water to the North, this property is in a perfect location for owners and guests alike. That is, if you like unspoilt countryside, quiet rural roads, picturesque villages and access to mountains and lakes.
This farmstead is part of a tiny hamlet a few kilometres from the nearest village. There is one other house in the hamlet which is attached to one of the gites.
The property consists of three dwellings which are used (currently) like this:
- a large converted barn with a three-bedroomed gite on the upper floor and a games room and workshop on the ground floor.
- a farmhouse housing another three-bedroomed gite on two floors.
- a cottage with living/dining area downstairs and one ensuite bedroom upstairs. This is where the owners live.
Obviously these three houses could be used in other ways: the main gite has three en-suite bedrooms which would allow it to be used as a B&B, if wanted. The smaller gite also has three bedrooms but only two shower rooms. The 'games room' and workshop - a vast 150m² space - could be converted into more accommodation, as could the barn.
Each house has its own, private, terrace and outlook. There is wisteria trailing over terraces, oleander and hibiscus creating blots of colour everywhere. The big gite has a first floor balcony over-looking the pool and affording grandiose views towards the mountains and lakes.
This is the sort of property which lends itself to a variety of 'lifestyle' choices: it is first and foremost a very quiet and pleasant place to live. The two gites can be marketed intensively and made to generate a decent income ... or they can be used for family and friends and let commercially for just the high season. Gascony in South West France covers most of the area to the south west of a line joining Bordeaux, Agen and Toulouse, that is, the western part of the Midi Pyrenees region, and the coastal section of Aquitaine.
It is one of the least inhabited regions of France, which contributes to its charm, the landscape features gentle river valleys, mixed woodland and rich farmland producing maize and sunflowers. Majestic views of the Pyrenees etch the horizon.
Pretty medieval villages of mellow stone nestle in the green rolling hills, many of them with arcaded central squares, perfect for a long lunch on a warm afternoon. Auch, the historical centre of Gascony, (and the town of D’Artagnan), boasts a magnificent cathedral, several museums, and a maze of attractive pedestrianised streets.
The climate is mild and warm and the wines of the region offer variety and quality, from the spicy red Madiran, the tannic Tursan, through to the elegant sweet Pacherenc which teams perfectly with foie gras. Then there is Armagnac, the digestif of the region, whose unique ageing process allows layers of subtle flavours to develop, and, its enthusiasts will explain, protects against heart disease and obesity.
Generally speaking, a liking for duck is useful when eating in Gascony, but there is much else besides foie gras, confit, magret de canard, and all the other iterations of that humble bird. The ‘jambon du pays’ is excellent and teams perfectly with the famed melons from Lectoure, whose fragrant juicy flesh bears no relation to their pale cousins beloved of the supermarkets. Local markets offer a vast array of excellent fresh fruit and vegetables.
The inhabitants of the area are amongst the most long lived in France, they attribute this to the high quality of their local produce, and they could be correct!
