This is the archetype of a Dordogne estate: discreet, luxurious and well appointed. A few hundred metres out of a typical Périgourdine village and one is in a world of quiet comfort, tranquility and 'away from it all'. But make no mistake: this is a business for sale, a going concern which brings in a tidy 50,000 euro a year for 15 weeks work.
The photographs below begin to give an idea of what already exists: the two marvellous gîtes with their authentique charm and refined luxury, the cheerful cottage, the pools and the outhouses. But they don't show the potential: the 190m² surface area of the stone barn is crying out for a spectacular transformation: three ensuite B&B rooms overlooking the courtyard? A gallery? A restaurant? A third gîte with duplex rooms and balcony? Even keeping just the existing arrangement but cranking up the marketing could double the present income.
The grounds are disposed as to protect the houses: woods between the house and the road, meadows and orchards near the house and a wild wood for mushrooms, blackberries and animals. A stand of 15-year-old Douglas firs is, in reality, a cash crop to be exploited in 10 or so years time.
The local village has eveything one wants from a picturesque French village: café, restaurant, baker and general store. High schools, chemists and supermarkets in Excideuil or Hautefort just 8 kms drive. Périgueux and Brive are 35 minutes away for everything else . The famous Lascaux cave is only 30 minutes away.

North Dordogne/
Perigord
Some way north of Sarlat and the Dordogne river, the region to the west of the Paris-Toulouse autoroute (A20) and north of the Brive-Bordeaux autoroute is similar to the Sarlat region but .. with a lot less tourists.
This doesn't mean there is nothing to see: au contraire, there is a wealth of detail to be observed in each unspoilt (and undiscovered) village, each church and each cave. Restaurants tend to offer more copious dishes and prices are more reasonable.
le château de Hautefort
The charm of the region lies in the unspoilt nature of the countryside, the picture-perfect villages and a rich heritage of churches, abbeys and chateaux. Above all, Dordogne is home to two (at least) of the most remarkable prehistoric sites in Europe: Lascaux and Font de Gaume.
pros:
- secluded and yet only 200m from village
- 3 distinct dwellings; 2 with private pools
- 19 acres of flower meadow and woodland
- shops, restaurant and café in village
- profitable going concern
- 30 minutes Périgueux or Brive
- 20 mins Lascaux
- 60 minutes Bergerac or Limoges airports
- oil and wood central heating
cons:
- none, not even the price
